DINING ROOM.
The entrance porch leads you into the dining room, with dining seating for 6 people. Tourist information and maps are kept in here. An open staircase leads off from this room to the first floor.

KITCHEN/DINER
The kitchen is fully equipped - gas cooker, fridge, freezer, dishwasher, washing machine, microwave, toaster and all crockery, cutlery and cooking equipment. There is a table and chairs. French windows lead outside where there is an outside eating area.

SITTING ROOM
Two leather sofas and a leather arm chair make for comfortable seating in this room which has a wood burning stove in a feature fireplace . Logs, kindling and firelighters are provided. Free Sat TV/DVD. There is also a grandfather clock made by Bellman of Broughton.

FIRST FLOOR - An open staircase leads to the first floor,

SUN ROOM This is an area off the landing which we call the sunroom as it gets a lot of sun and has a good deal of window area. It has seating for five people and several pot plants. |

ANTEROOM This room is between the King-size bedded room and the bathroom. |

BEDROOM 1
This room has a king sized bed, and a Free Sat TV/DVD. Duvet cover and pillowcases are provided, and the bed made up ready for use.

FAMILY BATHROOM
This has a bath, a walk-in shower, washbasin, WC and bidet. All towels are provided.

BEDROOM 2. This room has a double bed and Free Sat TV/DVD. Duvet cover and pillow cases and towels are provided. It has an ensuite shower room. Photos 9a, 9b 9c and 9d

BEDROOM 3. This room has a full sized single bed; it has two skylights instead of a normal window. |

PORCH AND CLOAKROOM Space for hanging coats, and a bench for changing boots etc. A downstairs WC and washbasin is a new feature. |

OUTSIDE

At the rear of the house, the French doors from the kitchen lead to a large walled area, with pot plants. There is an outside eating area, and seating for 6 people. This area gets the morning sun. |
At the front of the house is a lawned garden, with outside seating and some flower beds. This is South West facing, so gets a good deal of sun.

CARPARKING
There is room for two cars belonging to Tom’s Cottage residents. Day visitors may need to ask us where they can park
